Of je nu in een sociale huurwoning woont of in de vrije sector, het is belangrijk om je rechten goed te kennen.<\/p>\n\n\n\n<hr class=\"wp-block-separator has-alpha-channel-opacity\"\/>\n\n\n\n<h3 class=\"wp-block-heading\">\ud83c\udfe0 1. Soorten huurwoningen<\/h3>\n\n\n\n<ol class=\"wp-block-list\">\n<li><strong>Sociale huurwoning:<\/strong>\n<ul class=\"wp-block-list\">\n<li>Regeling via het woningwaarderingsstelsel (puntenstelsel).<\/li>\n\n\n\n<li>Huur onder de liberalisatiegrens (\u20ac879,66 in 2024).<\/li>\n<\/ul>\n<\/li>\n\n\n\n<li><strong>Vrije sector woning (geliberaliseerd):<\/strong>\n<ul class=\"wp-block-list\">\n<li>Huur boven de grens van \u20ac879,66.<\/li>\n\n\n\n<li>Minder regels, maar tot 2029 ook maximale jaarlijkse huurverhoging toegestaan.<\/li>\n<\/ul>\n<\/li>\n<\/ol>\n\n\n\n<hr class=\"wp-block-separator has-alpha-channel-opacity\"\/>\n\n\n\n<h3 class=\"wp-block-heading\">\ud83d\udcc8 2. Huurverhoging per 1 juli 2025 (Sociale sector)<\/h3>\n\n\n\n<ul class=\"wp-block-list\">\n<li>Huur \u2265 \u20ac350 \u2192 Max. <strong>5%<\/strong> verhoging.<\/li>\n\n\n\n<li>Huur &lt; \u20ac350 \u2192 Max. verhoging <strong>\u20ac25<\/strong> per maand.<\/li>\n\n\n\n<li>Op basis van inkomen:\n<ul class=\"wp-block-list\">\n<li>Middeninkomen: extra verhoging <strong>\u20ac50<\/strong><\/li>\n\n\n\n<li>Hoog inkomen: extra verhoging <strong>\u20ac100<\/strong><\/li>\n<\/ul>\n<\/li>\n<\/ul>\n\n\n\n<p><em>Let op: de inkomensgegevens van 2 jaar eerder worden gebruikt.<\/em><\/p>\n\n\n\n<hr class=\"wp-block-separator has-alpha-channel-opacity\"\/>\n\n\n\n<h3 class=\"wp-block-heading\">\ud83d\udcb6 3. Huurverhoging in de vrije sector (t\/m 2029)<\/h3>\n\n\n\n<ul class=\"wp-block-list\">\n<li>Max. verhoging = <strong>CPI + 1%<\/strong><br>(CPI = Consumentenprijsindex).<\/li>\n\n\n\n<li>Bijv. in 2024 was CPI \u2248 4,5% \u2192 max. 5,5%<\/li>\n<\/ul>\n\n\n\n<hr class=\"wp-block-separator has-alpha-channel-opacity\"\/>\n\n\n\n<h3 class=\"wp-block-heading\">\ud83d\udd04 4. Hoe vaak mag de huur verhoogd worden?<\/h3>\n\n\n\n<ul class=\"wp-block-list\">\n<li>Maximaal <strong>\u00e9\u00e9n keer per 12 maanden<\/strong>.<\/li>\n\n\n\n<li>Extra verhoging alleen bij woningverbetering.<\/li>\n<\/ul>\n\n\n\n<hr class=\"wp-block-separator has-alpha-channel-opacity\"\/>\n\n\n\n<h3 class=\"wp-block-heading\">\ud83d\udcec 5. Bezwaar maken<\/h3>\n\n\n\n<ul class=\"wp-block-list\">\n<li>Je hebt <strong>4 maanden<\/strong> om bezwaar te maken bij de <strong>Huurcommissie<\/strong>.<\/li>\n\n\n\n<li>Dit geldt zowel voor sociale als vrije sector woningen.<\/li>\n\n\n\n<li>Er moet in je huurcontract expliciet staan dat verhoging mogelijk is, anders is het ongeldig.<\/li>\n<\/ul>\n\n\n\n<hr class=\"wp-block-separator has-alpha-channel-opacity\"\/>\n\n\n\n<h3 class=\"wp-block-heading\">\u2696\ufe0f 6. Wanneer kan je uit huis gezet worden?<\/h3>\n\n\n\n<ul class=\"wp-block-list\">\n<li>Alleen via gerechtelijke procedure.<\/li>\n\n\n\n<li>Mogelijke redenen:\n<ul class=\"wp-block-list\">\n<li>Structurele wanbetaling<\/li>\n\n\n\n<li>Illegale onderverhuur<\/li>\n\n\n\n<li>Ernstige overlast of schade<\/li>\n\n\n\n<li>Criminele activiteiten<\/li>\n<\/ul>\n<\/li>\n<\/ul>\n\n\n\n<hr class=\"wp-block-separator has-alpha-channel-opacity\"\/>\n\n\n\n<h3 class=\"wp-block-heading\">\ud83e\udded 7.
